Rental Payment Terms
1. All rent is due on the 1st of the month in advance. WE DO NOT ACCEPT CASH. Make checks payable to Blue River Properties and remit to Blue River Properties at PO BOx 41833, Memphis, TN 38174. Be sure to include your address on the check so we can credit the proper account. You can also drop off checks at 1859 Madison Avenue, Memphis at the corner of Madison and McLean.
2. We are not responsible for picking up rent checks. YOU ARE RESPONSIBLE FOR ENSURING THAT WE RECEIVE YOUR RENT ON TIME.
3. There is a five-day grace period for receipt of rents. ANY rents paid after the 5th of the month will receive an added late charge per the terms of your lease.
5. Following written notice, if rents are not received by the date specified in the notification letter, we will turn the collection over to our attorney. Tenants will be served with notice that the eviction process has begun and, following a court date, be given notice to pay rents, late fees and attorney fees or vacate.
6.Returned checks will be subject to a $35 late fee.
7.If we receive two returned checks from tenant, tenant will be required to make payment by cash, cashiers check or money order thereafter.

4. If rent and late fees are not received by the 6th of the month, tenants will receive written notice regarding delinquent rent. Tenants will be given 5 days to pay all outstanding obligations.
