Tenant Rules and Regulations
The following are general guidelines for all tenants of Blue River Properties.
1.Tenants are expected to respect neighbors in the same building and surrounding buildings. We will not tolerate multiple complaints. If we receive a complaint about tenant behavior, we will provide tenants with written notice to cease and desist. If complaints continue, we will take legal action per the terms of the lease.
2.Illegal activity will not be tolerated under any circumstances. We will take immediate legal action for any complaints of illegal activity.
3.Tenants are expected to report any maintenance issues immediately to our maintenance manager at 278-9488. Please do not delay in reporting problems as neglect may cause damage to the unit.
4.Blue River Properties is not responsible for personal items belonging to tenants. We recommend that all tenants investigate renter’s insurance as a means of protecting their personal belongings from theft or damage.
5.Blue River Properties is not responsible for damage or theft of cars in parking areas or items left in the cars.
6.Tenants will not over-occupy units. Blue River Properties has set occupancy limits for each unit to ensure that those inhabiting our buildings are safe and comfortable. At the time of lease signing, tenants will identify the number of people who will occupy the unit and provide basic contact/emergency information about them. Changes in occupancy must be reported to us immediately.
7.Tenants are responsible for repairs and maintenance of any damage directly caused by said tenant or guests of tenant.
8.Pets: Tenants are required to pay an additional security deposit for pets. Tenants are required to notify managers if pets are brought into the household after lease signing. Unreported pets are not allowed and will be cause for pet removal or lease termination.
All pets must be under owner supervision. Dogs must be leashed or behave well under voice control. All owners are responsible for properly care of their pets and cleaning up after their pets, or will be subject to a $25 per incident fine. Multiple complaints regarding pets or any single violent act by pets will be cause for pet removal or lease termination.
9.Tenants agree to abide by our rental payment terms as set forth in the payment terms sheet.
